It is worth noting that this bill must still go through the house of commons & house of lords and then to royal assent before these changes are placed into effect and has a proposed date of Summer 2025.
1. Abolition of Assured Shorthold Tenancies
Current Legislation: Allows fixed-term assured shorthold tenancies, often used for six or 12 months.
Bill Proposal: Abolishes assured shorthold tenancies; all tenancies will be periodic with rent periods not exceeding one month.
2. New Grounds for Possession

4. Right to Keep Pets
Current Legislation: No statutory right to keep pets; landlords can refuse permission.
Bill Proposal: Tenants can request permission to keep pets, and landlords cannot unreasonably refuse.
5. Discrimination in the Rental Market
Current Legislation: Some discrimination, like refusing tenants on benefits or with children, is not explicitly prohibited.
Bill Proposal: Explicitly prohibits discrimination against families with children or those receiving benefits, enforcing financial penalties for violations.
6. Duties of Landlords
Current Legislation: Basic obligations include maintaining property standards and deposit protection.
